Plans to demolish abandoned Edinburgh church for blocks of ‘high quality’ flats

The developer states the church closed due to falling congregation numbers and maintenance costs having been built in the early 1950s and has been vacant for over a year

An abandoned Edinburgh church in a housing development could be demolished to make way for multiple buildings of flats.

Cruden Homes has submitted proposals to destroy the former St John Vianneys Roman Catholic Church at 40 Fernieside Gardens and replace it with two blocks of flats totaling 35 units.
According to the developer, the church closed last year due to declining congregation numbers and high maintenance costs. It was erected in the early 1950s. Over the years, the building has also undergone several additions.
The plan would only include affordable housing, with “high quality and sustainable” units. The two blocks will be three to four storeys tall, with 35 flats: 17 one-bedroom units, 11 two-bedroom units, and seven three-bedroom units.

The ideas include a “extremely generous amount” of open and amenity space, such as shared gardens. A shared surface access road is proposed, along with a limited number of parking places.
The applicant’s design and access statement states: “The proposed demolition of the existing vacant church and associated outbuildings offers the opportunity to re-use a brownfield site in accordance with NPF4 policy 9, which promotes the approach to reduce the need for greenfield development.”

“A primary motivation of the project is to support the development of more high-quality, affordable, and sustainable houses on a site in the center of a local community, conveniently placed within a 20-minute radius.

“Scale and massing were designed to create a building that responds to its urban environment. The design uses complementing contextual and contrasting design elements to enhance the character of the surrounding region.”
